Be prepared for the BIM concept and responsibilities coming from 2023.
BIM is a complex process of creating and managing construction data throughout its life cycle. And while BIM is not software, it is an essential part of the 21st century digital world.

1. Idea

Builder

The builder is the one who buys, orders and pays for the construction. He may or may not use it after completion. However, it can also be paid for by an investor (eg a bank or other source).

Architect

At this stage, visualization and studies are important, the technical aspects of the building are not addressed, but rather the design, dimensions, use. This is a job for an architect.

2. Project

  • Transition from 2D drawing to 3D modeling
    BIM supports a better way of designing buildings and represents a great advance in information management, information sharing and semi-automated creation of 2D documentation. E.g. the bar offset is automatically reflected in all drawings.
  • BIM tools have many benefits
    They are compatible with other software: for static or energy analysis, simulations, etc. Eg. energy analyzes can lead to better decisions about materials and structures.
  • Work on one complex model
    They can all work on the same model (in one database). For example, they may only have "their" floors or the relevant profession.
  • The model guarantees very accurate data
    Detailed and accurate survey reports can be generated from 3D / BIM models if certain design rules are followed.

Builder

The builder and other persons authorized by him at this stage supervise the design work, commenting on them so that the resulting construction meets the purpose.

BIM Coordinator

Its main activity is to ensure the accuracy and completeness of the BIM model. This position coordinates the individual participants (BIM modelers / designers). It can perform, for example, collision detection or other analyzes. The project documentation is primarily on the supplier's side, but it can also be on the construction contractor's or builder's side. It can set up its own CDE or take over the client's CDE (better option).

BIM Manager

Its job is to implement and maintain BIM in the organization. He should be able to set up processes and software tools (CDE, CAFM, GIS, etc.) for the operation of live BIM. In cooperation with the supplier of design documentation, resp. The BIM coordinator sets up the solution so that it corresponds to the already established principles in the organization. E.g. correctly applied data standard or classification system. The BIM manager must have an up-to-date overview of BIM's global innovation in order to deliver these solutions to the organization.

Architect / designer

Creation of a project according to the Decree of the Building Law No. 499/2006 on construction documentation. Ideally, as a 3D building model with data, a classification system and a prepared data standard.

3. Construction

Supplier

And other subcontractors are building. Ideally, in agreement with the designer, they pass on the implementation process to him, which forms the BIM model of the actual design. The construction can be carried out using the BIM method and tools.

Construction supervision

Certainly it will be the technical supervision of the builder (or TDI - technical supervision of the investor, but TDS is legally correct) and the author's supervision (designer). Another person guarding the construction site is the safety and health coordinator at work on the construction site. Or the supervision of the building authority may appear here.

BIM Coordinator

It continues from project to implementation, so that the rules set in BEP are observed here as well, we continue in CDE, the pre-set data standard is fulfilled and thus also the BIM model, or digital twin of the building. It should monitor the ongoing implementation of the BIM project and the actual implementation.

Project manager

The project manager is responsible for the entire management system, communication, coordination and control during construction. It can also be referred to abroad as the Commissioner:
that is, the person primarily responsible for the transfer of BIM data to administration and operation.

4. Operation

  • Digital twin handed over from implementation to operation
    A much easier and smoother transition from the implementation phase to the operation and maintenance phase thanks to the BIM model, which contains a large amount of data for "starting" the facility management facility. For example, precise cleaning areas, doors and their solutions for key management, power connections and much more are known.
  • Overview of inspections from the implementation phase
    Thanks to BIM models, facility management will receive a complete database of information (graphic and descriptive) about the construction for regular inspections, inspections and other maintenance work.
  • Quick orientation in the geometry of the BIM model
    The graphic part can be used for orientation in space and quick finding of a problem, equipment or HVAC distribution. Such a solution saves time and construction costs.
  • Simulation and analysis of data and BIM model
    BIM provides useful information for space management and occupancy. Thanks to the integration of construction and human resources data, organizations can reduce emptiness and thus costs.

Facility manager

More than a site manager. It is the leader in the longest phase of LCC. He should be an innovative and progressive person with managerial skills. He leads a team of people who take care of the correct and trouble-free operation of the construction. Today, this management also includes property, asset, risk or change management.

Service and maintenance

Regular inspections and checks or ongoing servicing are a common part of building operations. Maintenance must be divided into reactive, predictive and preventive. Depending on the problem or situation, regular activities can be easily planned or reactive events can be dealt with effectively using the CAFM system and BIM.

Protection of persons and property

Guard service, receptions, patrols, but also health and safety and other partial FM processes are an essential part of the operation and running of the construction. Whether it is the protection of health and persons (building users) or property. This is also related to key management and again the link to CAFM and BIM software.

Hygiene and cleaning

Cleaning is the most common building activity. Based on BIM data, we know the exact areas of floors, their surfaces, areas of windows or window sills. The CAFM system plans an efficient cleaning or a basis for selecting a cleaning supplier. With the help of SLA (KPI) it is possible to monitor and evaluate the quality of the performed cleaning. Everything fits into BIM and operational and maintenance efficiency.

Supplier

A company that liquidates a building or carries out renovations. In the case of disposal, the current documentation and the BIM model can define risk areas, materials, logistics for waste collection, etc.
