Urbido 3.0 for building managers

Onboarding
Land registry, spreadsheets, drawings, the BIM model and data from Urbido 2.0. You import and check them instead of copying them by hand.
Plots in the land registry, buildings in a spreadsheet, contracts in a binder. Urbido puts the campus on a map, complete with title extracts and municipal land.
Ask the agent about the buildings on a campus and it shows them on the map.
The designer hands over a model and the manager spends months retyping it into spreadsheets. Urbido takes floors, rooms and equipment from IFC. You only check the matching.
The agent compares the model with the pasport and flags rooms that do not match.
Areas for leasing, cleaning and energy get recalculated over and over, differently each time. In Urbido every room has one area, one type and one group.
The agent totals areas by room type and hands you a finished table.
A floor plan from 2009, and nobody knows which parts still hold. In Urbido you draw rooms straight into the plan, and a new floor version replaces the old one.

Stocktaking takes weeks and warranties lapse without anyone noticing. Urbido tracks equipment room by room, watches warranties, and you do the inventory on your phone.
The agent filters equipment with no photo or an expiring warranty and opens the list alongside.
A new technician spends half an hour looking for the switchboard. Urbido guides them through the 3D model, and navigation takes them to the room, even a floor up.

Operations
Reports, maintenance, energy and rents all run on one pasport. The AI agent searches it, does the maths and prepares tasks.
Visitors wait, keys are signed out on paper, the meeting room is double booked. Urbido keeps reservations, the visitor log and key handovers in one place.
Write "meeting room tomorrow at ten" to the agent and it drafts the booking for you to confirm.
Faults arrive by email, by phone and in the corridor. Then they get lost. In Urbido you report them from the app or a QR tag, even without an account, with a photo and the location.
Call in progress
You call the agent, it asks where, and files the report itself.
The dispatcher retypes reports into tasks and chases technicians. The agent links the report to the light fitting in the pasport and prepares the task. You approve with one tap.
The agent picks an available technician, calls them and agrees on a time.
Paper timesheets get filled in on Friday and half of them are missing. The technician has the task, the procedure and the log on the phone, and the protocol is built from what they enter.
The technician asks the agent on the phone what is on today and gets an overview.
An overdue boiler inspection means risk and a fine. Urbido schedules recurring activities by regulation and shows the dates in a calendar before they become urgent.
The agent lists inspections due within 30 days and proposes tasks for them.
You see the electricity bill a month after the fact. Urbido collects readings from IoT or by hand, and when consumption runs away it sends an alert.
The agent investigates the alert, finds the cause and proposes a task.
Service charge statements take weeks in Excel and tenants ask why. Urbido allocates costs by area and meters and shows where they came from.
Ask who owes for September and the agent lists the tenants and amounts.
A warehouse has dock doors, sprinklers and hundreds of light fittings. One outage stops the logistics. Urbido keeps the warehouse technology in the same pasport as the offices.
The agent tracks door faults and proposes service before they jam.
